Housing Stock Information / Gwybodaeth Stoc Dai

We have recently added a document to the Home Search Caerphilly website which details social housing stock levels. The number of properties, for each property type and landlord, is provided for each community in the borough.  This booklet can be used to help you choose suitable preferences when completing your online application form. Important policy changes regarding property related debt

Since the introduction of the common allocation policy in December 2016, a new property related debt clause has been implemented which affects all social housing applicants.

Property related debt is defined in the common allocation policy as:

All debts associated with either a current or former tenancy with any social housing provider in the UK including:

  • current  or former tenancy rent arrears;

  • outstanding re-chargeable repairs;

  • current and former housing related service charge arrears;

  • bed and breakfast charge arrears;

  • housing benefit overpayments; and

  • associated court costs

For the purpose of your homeless or housing application, only debts that are regarded by the council as recoverable and not statute barred will be taken into consideration.  This applies to the applicant’s debts and to debts of any member of their intended household.

All applicants and members of their intended household with a property related debt will be expected to have entered into a debt repayment plan with whomever the money is owed.  Applicants with a property related debt of up to £500 will be considered for housing immediately provided they are actively following the repayment plan.  If the debt is above £500, the applicant will not be considered for social housing until the council is satisfied that the following criteria have been met:

  • Entered into and maintained a repayment plan with the current/former landlord;

  • Made a minimum of 13 consecutive weekly payments, at an agreed level; and

  • Repaid a minimum of 25% of the debt.

Failure to demonstrate that you can meet the above requirements will seriously affect your chances of being offered housing by the social landlords operating under the common allocation policy.

Blackwood community benefits from more than just new homes

In an environment where housing associations look to ‘add value’ at every opportunity, Pobl Group have teamed up with builder Ixion Developments to create a host of added benefits for a local community; situated on the doorstep of Pobl’s new housing development is currently being built on the former Blackwood junior school.

Neil Taylor, Senior Project Manager at Pobl Group said “Pobl are a key economic player in south wales, not only as a landlord and developer but in our wider role as an investor in the generation of local communities.” 

“In close partnership with Ixion Developments and Caerphilly County Borough Council, we are delighted to be bringing much needed affordable homes to Blackwood, as well as a range of additional benefits identified by both the local school and girl guide troop.

“We are also passionate about using welsh contractors and local suppliers and together have created a range of training and apprenticeship opportunities for over 20 local people.”

The added benefits include the boarding up and imminent demolition of a local disused girl guide hut, that been the catalyst for considerable anti-social behaviour, and the donation and subsequent erection of a new fence around the periphery of Blackwood Comprehensive School’s football pitch, helping to preserve its condition and discourage trespassing.

Cllr David Poole, Deputy Leader and Cabinet Member for Housing at Caerphilly County Borough Council, added “The development on the former junior school site is an excellent example of how partnership working is helping to deliver much needed affordable housing for residents in the Caerphilly county borough.  The council’s partnership with Pobl is seeing significant investment being made in the Blackwood area currently and it’s pleasing to see this investment being used to create jobs and training opportunities, as well as benefitting local community projects.”

What attracted Ixion to this particular community benefits opportunity was fourfold.  Huw Jones, Managing Director of Ixion Developments, said “Firstly, that it would genuinely benefit the whole community.  Secondly, that it would support the school’s healthy living agenda for the pupils by ensuring that their team sports playing surface could be kept in optimum condition by controlling access to it via the PE department and thirdly, that it provides much needed security enhancements to the school premises, in support of their existing CCTV system, and finally that it also minimises the opportunity for truancy through restricting the number potential egress points for students from the school premises.”

Pobl are currently developing a range of 30 new affordable homes on the site of the former Blackwood junior school.  The homes on the £3 million development will be ready Spring 2017 and are available for outright sale, shared ownership and for rent.

The housing development forms part of an overall investment of £16 million in the Blackwood area by the council and Pobl Group.

Mae seremoni torri'r dywarchen gyntaf wedi cael ei chynnal ar ddatblygiad arloesol yng Nghaerffili.

Bydd 34 o gartrefi i'w prynu a'u rhentu yn cael eu hadeiladu yng Ngerddi Coed y Ffawydden, sy'n agos i ganol tref Caerffili, o dan frand Harmoni Homes.

Bydd y datblygiad yn fodd i fwy o gartrefi gael eu hadeiladu ar dir sy'n eiddo i Gyngor Bwrdeistref Sirol Caerffili ar hyn o bryd, yn sgil cytundeb rhwng y Cyngor a Grwp Cymdeithas Tai Unedig Cymru.

Bydd cymysgedd o gartrefi tair a phedair ystafell wely i'w prynu, yn ogystal â chartrefi dwy a thair ystafell wely a fflatiau un ystafell wely i'w rhentu yn cael eu hadeiladu fel rhan o ddatblygiad Gerddi Coed y Ffawydden ar Watford Road, sy'n agos at safle arobryn ‘The Beeches’ a ddatblygwyd gan Gymdeithas Tai Unedig Cymru.

Mae llawer o alw am gartrefi o ansawdd da yng Nghaerffili a bydd y datblygiad hwn yn sicrhau bod modd i fwy o gartrefi gael eu hadeiladu, gyda'r elw a wneir o'r eiddo yn cael ei ailfuddsoddi er mwyn helpu i dalu am adeiladu cartrefi rhent fforddiadwy.

Bydd y Cyngor yn elwa ar rywfaint o adenillion o rentu'r cartrefi yn gyfnewid am adael i Gymdeithas Tai Unedig Cymru ddatblygu ar y tir. Mae'r cartrefi sydd ar werth yn cael eu marchnata o dan frand ‘Harmoni Homes’ sy'n rhan o Gymdeithas Tai Unedig Cymru.

Dywedodd y Cynghorydd Keith Reynolds, Arweinydd Cyngor Bwrdeistref Sirol Caerffili, “Roedd yn braf iawn gweld bod gwaith eisoes yn mynd rhagddo ar y safle. Mae darparu marchnad o ansawdd da a chartrefi fforddiadwy yn ein bwrdeistref sirol yn parhau i fod yn flaenoriaeth i ni, ac mae partneriaethau fel hyn yn ein helpu i gymryd camau breision tuag at gyflawni hyn.

“Nid yn unig y mae datblygiadau fel hyn yn ein helpu'n fawr i ddiwallu anghenion o ran tai yn ein hardal, ond mae ganddynt hefyd botensial gwirioneddol i sicrhau buddiannau pellgyrhaeddol i'r gymuned ehangach, gyda'r elw'n cael ei gadw i'w ailfuddsoddi mewn rhagor o dai cynaliadwy.”

Meddai Cyfarwyddwr Datblygu Cymdeithas Tai Unedig Cymru, Richard Mann, “Mae'n bleser gennym lansio ein cynllun cyntaf o dan frand Harmoni Homes, a fydd yn arwain at adeiladu 16 o gartrefi o ansawdd mewn lleoliad ardderchog.

“Edrychwn ymlaen at weld y datblygiad hwn yn dwyn ffrwyth. Mae hon yn bartneriaeth arloesol ac arwyddocaol rhwng Grwp Cymdeithas Tai Unedig Cymru a'r Cyngor a fydd yn arwain at ddarparu cartrefi o ansawdd da, sy'n bodloni manyleb uwch a gofynion dylunio cynaliadwy, ac yn cyfrannu at ddiwallu anghenion Caerffili o ran tai. Yn ogystal â'r cartrefi newydd, rydym wedi ymrwymo i ddarparu 197 o wythnosau â thâl, a 38 o wythnosau di-dâl, o leoliadau hyfforddi yn y diwydiant adeiladu i bobl leol.”
